# CRE domain glossary

- **MF** = multifamily; **NNN** = triple-net; **CAM** = common-area maintenance; **WALT** = weighted-average lease term.
- **Cap rate** = NOI / price; **DSCR** = NOI / debt service; **CoC** = annual cash / equity; **MOIC** = total distributions / equity; **IRR** = internal rate of return.
- **Rent roll** = per-unit tenancy schedule; **T12** = trailing-twelve-months operating statement; **Pro forma** = forward-looking projection with rent growth, vacancy, and exit cap.
- **Opex** = operating expenses; **Capex** = capital expenditures; **NOI** = Net Operating Income.
- **DD** = due diligence; **PCR** = property condition report; **Phase I ESA** = environmental site assessment; **REC** = recognized environmental condition.
- **LP** = limited partner; **GP** = general partner; **IC** = investment committee; **BOV** = broker opinion of value.
